Affordability Documents 1. Affordable Housing Restriction (Deed Rider). The Residences at 89 Oxbow were constructed under state and local subsidy programs that require each home be sold to a purchaser who meets certain income, asset and, in some cases, age limitations. In exchange for the opportunity to purchase the home at less than its fair market value, every buyer must agree to certain use and transfer restrictions. These restrictions are described in detail in an Affordable Housing Restriction that will be attached to the deed to your home. A copy of the Restriction for units at 80% or less of Area Median Income and 100% or less of Area Median Income are included below. 2. Homebuyer Disclosure Statement. The Homebuyer Disclosure Statement summarizes the restrictions and requirements imposed by the Affordable Housing Restriction. Every buyer should read the Resriction and the Homebuyer Disclosure Statement in their entirety to understand the restrictions and other program requirements. Homebuyer Disclosure Statements are included for the units at 80% or less of Area Median Income and for units at 100% or less of Area Median Income.
